Signs Your Weather Seals Need Replacing

Weather seals take a beating in the St. Louis metro. Here's how to tell if yours have reached the end of their life.

#1 Most Obvious Sign

Don't ignore water on the floor

Water on the Garage Floor

If you see puddles or wet spots near the base of your garage door after a rain, your bottom seal is no longer doing its job. Water intrusion can damage stored items, create mold issues, and deteriorate your garage floor over time.

Mold & Damage Risk

Standing water in your garage leads to mold growth, rust on tools and equipment, and long-term concrete deterioration. The longer a damaged seal goes unreplaced, the more expensive the resulting damage becomes.

Call for seal replacement

Cold Drafts in Winter

A garage with worn seals acts like an open window. Cold air pours in from every gap, making the space uncomfortable and forcing your heating system to work harder.

Stop the drafts

Pests Getting Into the Garage

Mice, insects, and snakes only need a small gap to enter your garage. Worn or missing seals at the bottom and sides are the most common entry points.

Seal out pests

Visible Light Under the Door

Close your garage door during the day and look from inside. If you see daylight, air, water, and pests have a clear path in.

Schedule inspection

Cracked, Torn, or Missing Seal

Rubber and vinyl seals dry out and crack after years of UV exposure and temperature extremes. Brittle or torn seal material means it's time for replacement.

Get new seals

Uneven or Separating Seal

If the seal along the bottom is pulling away, bunching up, or not making even contact with the floor, it's not sealing properly.

St. Louis Climate Challenges

Why Weather Seals Matter More in St. Louis

The St. Louis metro area presents some of the toughest conditions for garage door seals in the Midwest. Here's why professional replacement makes a real difference.

1

Extreme Temperature Swings

St. Louis regularly swings from well below freezing in winter to the upper 90s in summer. These dramatic shifts cause rubber and vinyl seals to expand and contract repeatedly, leading to cracking, hardening, and permanent deformation. Seals that might last 10 years in a mild climate often need replacing in 5 to 7 years here.

2

High Humidity and Moisture

The Missouri and Mississippi river valleys keep humidity levels high for much of the year. This constant moisture accelerates the breakdown of rubber seals and promotes rust on metal retainers. Homes in South County, St. Charles, and Jefferson County are especially prone to moisture-related seal failure.

3

Heavy Rain and Storms

Spring and summer bring intense thunderstorms with heavy downpours and strong winds. Worn bottom seals and missing side seals allow water to pour into the garage during these events. Proper weather sealing is a frontline defense against water damage.

4

Insects and Rodents

The warm, humid climate supports a year-round pest population. Mice, spiders, and insects actively seek shelter in garages through even small gaps in weather seals. Replacing worn seals is one of the simplest ways to reduce pest entry into your garage.

The MyGarageDoorBROKE Difference

Why Choose Us for Weather Seal Replacement?

We don't just slap on a new seal and call it done. We find and fix the root cause so your garage stays sealed for years.

We Match the Right Seal to Your Door

Not all seals are interchangeable. The wrong seal type, retainer fit, or material will fail prematurely. We carry a range of bottom seal profiles, side seal styles, and threshold options to match your exact setup.

We Fix the Root Cause

If your seals keep failing, there's usually a reason. Misaligned tracks, warped retainers, an uneven floor, or a door that doesn't close evenly will destroy new seals quickly. We address the underlying issue first.

We Do the Whole Job

Most homeowners call about a bottom seal, but we inspect the entire perimeter. If your side seals are cracked or your top seal is missing, we'll let you know. One good seal and three bad ones isn't properly sealed.

FOREVER Ready Club™ Members Save More

Our FOREVER Ready Club™ includes annual tune-ups with a 26-point inspection, plus 10% off parts and services. Members catch seal problems early, before they lead to water damage or pest issues.

Honest Recommendations

Sometimes a weather seal replacement is all you need. Other times, the door itself is the problem. We'll give you a straight answer about whether new seals will solve the issue or whether you're better off addressing a bigger concern first. MyGarageDoorBROKE.com™ is owned and operated by Mitch and Michelle Stone, and we treat your home like ours.

What We Replace

Types of Garage Door Weather Seals

Your garage door has multiple sealing points. Each one uses a different type of seal, and each one matters. We replace them all.

Bottom Seals

The most important weather barrier on your garage door. Sits in a retainer along the bottom edge and presses against the floor when closed. We install T-end, bulb, bead, and U-shaped seals matched to your retainer type.

Side Seals / Jamb Seals

Run vertically along both sides of the door frame, blocking wind, rain, and debris. We install vinyl, rubber, and brush-style side seals depending on your door type and frame material.

Top Seals / Header Seals

Attaches above the opening and presses against the top of the door when closed. A worn top seal lets warm air escape in winter and cool air escape in summer, and allows dust, pollen, and insects in.

Threshold Seals

Sits on the garage floor, creating a raised barrier that water must flow over. Especially effective for uneven floors, sloped driveways, or recurring water intrusion. Bonded with commercial-grade adhesive.

Retainers

The aluminum or PVC channel that holds the bottom seal in place. If your retainer is cracked, bent, or corroded, even a brand-new bottom seal won't stay seated properly. We replace retainers when needed for a secure installation.

Weather Seal Replacement FAQ

The easiest test is the daylight check. Close your garage door during the day and look for light coming in along the bottom, sides, or top from inside the garage. If you see light, air and water are getting through too. Other signs include visible cracks or tears in the seal material, water on the garage floor after rain, cold drafts in winter, or evidence of pests entering the garage.

Side and top seals are relatively straightforward for handy homeowners. Bottom seals can be more involved, especially if the retainer needs replacing. The retainer sits near the bottom fixture, which is under spring tension. If you're not sure what you're working around, it's safer to call a professional. Threshold seals are DIY-friendly since they bond to the floor rather than the door.

In the St. Louis climate, most rubber and vinyl bottom seals last 5 to 7 years with normal use. Side and top seals can last longer since they see less direct contact and wear. Factors like sun exposure, humidity, how often the door is used, and whether the floor is level all affect lifespan.

It depends on your retainer type and floor conditions. T-end seals are the most common and work well on level floors with standard retainers. Bulb seals are better for uneven floors because they compress and conform to gaps. We inspect your door and floor to recommend the right match.

Yes. Air leaks around doors and windows can account for a significant portion of a home's heating and cooling loss. A properly sealed garage door, especially on an attached garage, reduces the amount of unconditioned air entering your home. The difference is most noticeable in winter and during peak summer heat.

The most common cause is a worn or damaged bottom seal. If the seal no longer makes full contact with the floor, water flows right under the door during heavy rain. An uneven garage floor or a sloped driveway can make this worse. A combination of a new bottom seal and a threshold seal usually solves the problem.

We inspect the retainer as part of our diagnosis. If it's in good condition, we replace only the seal. If the retainer is cracked, warped, or corroded, we replace it along with the seal. A damaged retainer will cause even a new seal to sit incorrectly and fail early.

It depends on which seals need replacing, the type of door, and whether the retainers need work. We provide a clear quote after our inspection, before any work begins. You'll never pay more than the price you approved. Our diagnosis is free in qualifying ZIP codes near Chesterfield (63005, 63017, 63011, 63021, 63038, 63040, 63088, 63131, 63141, 63122, 63124). Outside these areas, the diagnostic fee is $89 within 15 miles or $129 within 30 miles — both credited 100% toward any repair completed the same day.

Properly installed weather seals significantly reduce pest entry. Mice can squeeze through gaps as small as a quarter inch, and insects need even less space. Replacing worn bottom and side seals eliminates the most common entry points. For persistent pest issues, we may also recommend a threshold seal for added protection.

Yes. We service commercial and residential properties throughout St. Louis, St. Charles, and Jefferson County. Commercial doors often use brush seals or heavy-duty rubber seals depending on the door type and application.
